Buying a home that's still being built isn't like buying a resale. There's an order to it, and once you know it, it stops being scary. Here it is, in five stages.

This is where money is won or lost. We go through the builder contract line by line, the incentives you actually can negotiate, and the lot premiums.

I explain the real timelines and why an independent inspection before closing is worth it, even on a brand-new home.

We review the final numbers, do the final walkthrough together, and you get the keys to your new home, knowing exactly what you signed.
What the model-home agent won't explain
The agent who greets you at the model is friendly, but they work for the builder. They won't tell you which incentive you can ask for, when it pays to wait, or which clause in the contract you should change. That's what I'm here for.

What buyers ask me most
How much do I need for a down payment?
Often less than people think. Some loans ask for a low down payment, and for some buyers there are assistance programs. On our first call, together with your lender, we look at the real numbers for your situation, no surprises and no empty promises.
Do I need to be pre-approved before we start?
It's the smart move, and it's in your favor. A pre-approval tells you what you can actually afford and makes the builder take you seriously. If you don't have one yet, I'll connect you with lenders I trust and we start there, with no obligation.
What does it cost me to use a buyer's agent?
On most new-construction homes, the builder typically pays the buyer's-agent commission, so my representation usually doesn't cost you anything out of pocket. It isn't guaranteed on every home, so before we start I'll confirm in writing how it works for your situation, and you'll know exactly what you're signing.
Can I buy new construction without an agent?
You can, but remember the model-home agent works for the builder, not for you. When you register me as your agent from your first visit, you have someone on your side reading the contract, explaining the incentives, and negotiating for you. That's why registering me before you walk into the sales office matters so much.
How long does the whole process take?
It depends on whether the home is already finished or still being built. A move-in-ready home can close in a few weeks; one built from the ground up can take several months. On our first call I'll give you a realistic estimate based on what you're looking at.
Are there down-payment-assistance or first-time-buyer programs?
Yes, programs like Florida Housing (the Florida Bond) exist and are worth exploring. Each one has its own requirements and they don't apply to every buyer, so I won't promise anything up front: we review them together with your lender to see what you can truly take advantage of.
Do you work in Spanish?
Yes. I'll guide you in Spanish or English, whichever feels more comfortable. I explain every document and every step in your language, so you sign understanding everything, not on blind trust.
