Aerial view of new-construction communities in Central Florida
A few of my areas

Some of the areas where I work in Central Florida

I work throughout Orlando and Central Florida. These are just some of the areas where I'm most active with new construction, from my base in St. Cloud out to Lakeland. Here's what's being built in each one, which builders have a presence, and where each one sits. If your area isn't on the list, reach out anyway and I'll help you look.

Some of my most active areas

One area at a time

These are some of the areas where I work the most new construction today, but they aren't the only ones. Each has its own pace of construction, its own builders, and its own location. Here's what you'll find in each one.

Osceola County

St. Cloud

My home base. The La Rosa Realty office is here, and it’s one of the most active new-construction areas in south Orlando. Single-family communities from D.R. Horton and Lennar, with quick access to Florida’s Turnpike and US-192 toward Kissimmee and Lake Nona.

Polk County

Davenport

Lots of new construction at price points that often stretch further per dollar than central Orlando. Single-family homes and townhomes from D.R. Horton and Lennar, along the I-4 and US-27 corridors, within driving range of the theme-park area.

Orange County

Winter Garden

An established area west of Orlando with new single-family communities, such as Pulte’s Silverleaf Oaks. Access via SR-429 and the Turnpike, a short hop from historic downtown Winter Garden and its Saturday farmers market.

Orange County

Lake Nona

One of Orlando’s fastest-growing master-planned areas. Single-family homes and townhomes from D.R. Horton (Nona West) and Pulte (The Cove and The Estates at Nona Sound). Near the airport, Medical City, and the SR-417 corridors.

Lake County

Clermont

Rolling terrain, lakes, and new communities growing fast. Lennar builds single-family homes and townhomes here (Wellness Ridge) and a 55+ section (Sanctuary at Wellness Ridge). Connected via SR-50 and the Turnpike to the rest of Orlando.

Orange County

Apopka

Northwest of the metro, with higher-end new construction such as Toll Brothers’ The Oaks at Kelly Park. Well connected by SR-429 and US-441, close to natural areas like Wekiwa Springs.

Polk County

Lakeland

Between Orlando and Tampa, along the I-4 corridor. New single-family and townhome construction from D.R. Horton and Pulte, at price points that often stretch a brand-new-home budget further.

I follow other Central Florida areas besides these. If yours isn't listed here, message me and I'll help you look anyway.
